What Home Watch Is

Eyes on your home,
while you are away.

When you travel, your home sits unoccupied for weeks or months at a time. Avalon visits on a schedule you set, walks the property along a consistent routine, photographs what is visually accessible, and sends you a written report after every visit. You see what we see, while you are away.

Storm impact Moisture intrusion Pests & insects HVAC concerns Plumbing concerns Visible mold growth Entry & window integrity General upkeep

A Florida climate is hard on an empty home. Avalon's role is to visit on schedule and document what is visually accessible, so a condition that becomes visible does not go unseen for months. We observe and report. We do not diagnose, repair, or guarantee.

The Founder

Paul Gunderson

"I'd rather be your Home Watch Reporter than your Insurance Adjuster."

My career experience makes me uniquely qualified to recognize damage in the early stages, before it becomes a disaster. I am a licensed insurance adjuster in Florida and Texas, with more than twenty years in property loss. For years I also worked as an NFIP flood adjuster for FEMA, and I still lead a private network of flood adjusters today. When I stopped traveling for out-of-state catastrophe work and moved to Fort Myers in 2021, I took on local claims full time, handling as many as 100 a month across condominiums, businesses, and homes.

That work put me alongside contractors, public adjusters, attorneys, leak-detection specialists, water-mitigation crews, and restoration companies. I have stood in more storm-damaged and water-damaged homes than I can count. Avalon is the other side of that work: keeping a careful, documented eye on your home so its story is written before you need it, not after.

I live on the Fort Myers riverfront. Your home is one elevator ride or a short drive from mine. That is a level of attention an out-of-town service cannot offer.

Paul is a licensed insurance adjuster in Florida and Texas with over 20 years of property loss field experience, including NFIP flood adjusting for FEMA, and a background in water, fire, and mold restoration work. Water Leak Sensors

Quiet protection between visits

Water is the most common and most expensive thing that goes wrong in an unoccupied Florida home. Avalon can set up homeowner-owned smart leak sensors, environmental monitors, and automatic shutoff valves throughout your property.

You own the system. Alerts go directly to your own phone. Avalon can respond to an alert as a separate, scheduled service. We are not an alarm monitoring company and we do not monitor your devices remotely.

Questions

Frequently asked

What is home watch?

Home watch is a scheduled visual observation service. A home watch professional visits an unoccupied property on an agreed schedule, walks the property along a consistent service routine, photographs accessible areas, and sends you a written report of observations from that visit.

Is home watch the same as a home inspection?

No. Home inspection is a separate, licensed professional service in Florida governed by Chapter 468, Part XV. Avalon Home Watch does not perform home inspections and does not hold a home inspector license. Avalon provides scheduled visual observation and reports what is visually accessible during each visit.

How often do you visit?

Visit cadence is set with you. Common schedules are bi-weekly, tri-weekly, or weekly, billed during the months your home is unoccupied.

What is included in a visit report?

After each visit you receive a written, time-stamped report with photographs describing what was visually accessible during the walk-through. Reports can be delivered by email, by text message, through your homeowner app, or all three, whichever you prefer.

Do you monitor my water sensors or cameras?

No. Any smart sensors or cameras are owned and operated by you, and alerts go to your own device. Avalon is not a licensed alarm system contractor and does not provide remote monitoring. We can set up the hardware and respond to an alert as a separate, scheduled service.

What areas do you serve?

Avalon specializes in high-rise and condominium home watch along the Caloosahatchee River in Fort Myers, anchored at Oasis Grand and reaching through the downtown River District. We also serve absentee owners in the surrounding Southwest Florida coastal communities, including Cape Coral, Fort Myers Beach, and Sanibel.
